Concrete parking area, in front of an up and over door and Leylandii
hedge, fronts the property (easterly); and adjoins a stone wall with oak
gate. Construction is of timber frame and brick in Sussex barn style under
pitched, tiled roof. Inside, the walls have been lined & insulated
in recent years. Mains water and electricity. Outside the garage there
is a double wood bunker.
Herbatious borders on either side of a path lead you to a bricked paved
area, of which a well is the focal point. From here the garden opens out
to lawn with specimen trees and another well-stocked border to the right.
A winding path takes you down some steps to another area of garden, with
fruit trees and vegetable beds.
Workshop / Covered Area
The block built workshop approx 19'6" square, is under a pitched
slate roof. Half enclosed and half veranda style, leading onto a designer
built, raised bed ornamental vegetable garden. The building has mains
electricity and water, with a solid fuel stove.
Apartment / Garage / Store 2
This building is brick built, under a pitched clay tiled roof. Ground
floor: Garage and store. Double and single door entrances flanked by an
open car port / wood storage area with brick columns. The approximate
dimensions are: 29'10" x 18'1".
First floor: Well-appointed studio apartment, entered from an exterior
metal staircase and landing. The accommodation comprises: kitchen / dining
area with fully fitted gas cooker and hob, fridge, sink unit and ample
cupboard space. The bed sitting area is large enough to contain a double
bed, sofa, cupboard, coffee table and chest of drawers. The room is heated
by a wall mounted gas fire. Four large Velux windows make the space very
light and airy. There is built in cupboard space along both walls. The
bathroom has a French bath. There is also washbasin, wc, and heated towel
rail.
Outside there is a paved and shingle area, which catches the afternoon
sun. At the moment the apartment is Tourist Board approved and commended,
and is used for holiday lets, which generates an income stream.
From here, at the northern end of the property is an oak gate onto a
track (vehicular access), which takes you back up to the main house again.
