Porch
A hardwood conservatory porch, (7'6" x 5') built 7 years ago, leading to the hallway (6'6"x6') with alcove.

Kitchen
With a triple aspect and glass panelled door to paved area, the kitchen is large and light. It has two areas the first of which measures 15' x 11'6" with an opening to the second area which measures 6'9" x 6'6". An L shaped work top with built in cupboards, double stainless steel sink, fitted dishwasher and oven with a solid fuel Rayburn take up two sides leaving the rest of the room free. One wall is the old sand stone outside wall with a window. The second part of the kitchen has a fitted cupboard which contains the gas boiler (Calor gas), fuse box and storage space. The porch, part of the hall, and the kitchen floors have recently been covered with grey slate tiles. Although the kitchen is fairly new, the owners have been careful to blend in with the old and the ceilings have hardwood beams. From the outside door you step onto two paved areas on different levels. There is a wooden pergola with mature grape vines growing and giving shade during the summer months. This is westerly facing. A circular raised bed with sundial makes this an attractive setting.

Double Aspect Hall
The hall is in two sections. Half is tiled (leading to the kitchen), and half is carpeted (leading to the other ground floor rooms, and stairs to second floor). There is also a wooden door which leads you to the cloakroom.

White toilet and corner wash basin. Single aspect with radiator. Hanging rail and plumbing for washing machine. 6'9" x 4'8". Wood laminate flooring.

Dining Room
Wooden door to dining room. Single aspect with double radiator. Glass panelled door to garden. Beamed ceiling. 12'7" x 14'2". Brick fireplace with open space either side and two steps leading down to the sitting room.

Sitting Room
The stone fireplace in this room backs onto the one in the dining room. They both work well. Triple aspect, double radiator, beamed ceiling. 11'8" x 12'5".

Second Sitting Room
A further sitting room adjoining the dining room through double glass panelled doors. Double aspect with double radiator and beamed ceiling. 11' x 12'6".

Office
Open doorway leading to office area. Single aspect, radiator. Fitted worktops and storage space either sidewith telephone point. Exposed beams. Single glass panelled door back to hallway.

Stairs
Stairs to first floor with exposed beams on wall. Double radiator.
